That’s why each floor plan is thoughtfully designed with all buyers in mind, right down to window placements and which way the doors open. This helps us ensure our floor plans are functional and that everyone can find what they’re looking for in one of them. Let’s go through some of the most common rooms in our floor plans and why they are an asset to the home.

The Mud Room

The mud room, or family entry, is a smaller room or space, often off the garage, that allows you to literally “wipe the mud” off your shoes before heading into the home. It primarily functions to keep your home clean. In your Lombardo home, the mud room often includes a closet that is perfect for storing seasonal coats, boots, and outdoor gear so you don’t have to hide them away in storage. You’ll also typically find a drop off zone where you can sit to put on or take off your shoes and hang your bag, briefcase, keys, and children’s backpacks. Anything you need at-the-ready for time outdoors, such as umbrellas, hats, gloves, and scarves can find its place in the mud room for convenience.

Additionally, this is a perfect pet friendly zone to clean and dry them before they come into the main area of the home.

The Study

The study, or home office, is a private area to get office or school work done. Having a dedicated area for your work can reduce distractions and your potential need to go to other areas of the home whenever you’re engrossed in what you’re doing. Having your own space means you can include conveniences, like a mini fridge, which allows you to keep close when you’re in the zone for work or studying. Alternatively, having a practical setup can make it easier to go for “out-of-office” breaks while working from home.

A study decreases your need for a commute. This is a nice, private space for full time remote, hybrid, or self-employed homeowners to get work done, avoiding potentially loud or distracting areas like restaurants and coffee shops, as well as gambling on public WIFI. Is there a lot of commotion in the home and you’re getting ready for a conference or online class? Many of our studies offer the option to add doors to enclose the space, adding additional privacy and sound control.

Having a study also gives homeowners the freedom to set the mood to suit them. Music, lighting, and scent all impact productivity. The expansive windows included our floor plans allow homeowners to have natural sunlight available as well.

The Loft

The loft is a second-floor living space available in some two-story homes, available depending on plan. This is a multi-use space, perfect for an entertainment area or kids’ space. Make your own gaming/media space, a kids’ study zone, or playroom for your younger kids. Kids of all ages can also utilize this room to entertain their friends in their own space while keeping guests out of bedrooms. It offers plenty of space for sleepovers!

For those who are more active, the loft can become a home gym, providing plenty of space for different equipment or a yoga set up. Book lovers can even create a library of books, a great start if you’re looking to set up a reading nook. Whether it’s for work or relaxation, the extra space provided by the loft can make a world of difference for your home.

The Laundry Room

In many used homes, laundry rooms are on the main floor or in the basement, but in the majority of Lombardo’s two-story floor plans, the laundry is on the second floor. This means hauling your clothing, bedding, and towels up and down stairs less frequently—especially in homes where the washer and dryer are in the basement.

This convenient location near the bedrooms increases efficiency around the home, and can remove pain points for anyone whose least favorite chore is dealing with laundry. Dirty clothes can go directly into a central hamper rather than take up closet and bedroom space or creating a biohazard elsewhere. Having a laundry room positioned near the bedrooms streamlines tasks and makes doing laundry faster in general, which translates to more time for other priorities, including quality time with family, other chores and maintenance, and homework or extracurriculars for kids.

Bonus: Anyone with a newborn who likes to put the crib on top of the dryer while it’s running will have a simpler and safer path to take in the middle of the night when baby might wake you up.

The Great Room

A great room is the heart of the home — an expansive, open-concept space designed to bring everyday living together in one seamless area. Often combining the kitchen, dining, and living spaces, a great room creates a bright, welcoming atmosphere ideal for entertaining, relaxing, and spending time with family. With its airy layout and natural flow, the great room offers a more connected and modern approach to living than traditional separated rooms.  Entertaining becomes easier with the great room. Most of our plans are open-concept, proving sightlines between rooms to keep track of kids and pets or converse with guests. This can also lead to more family time, as there are literally fewer walls separating you from each other. Formally sectioned areas can lead to unused space or “too much room” for everything to find a place.

Homeowners can opt to make it even brighter by choosing to add extra windows. Combined with a fireplace, the great room can become one of the coziest areas in your home.

The Dining Room

Several of our floor plans offer a formal dining room or the option to have one. This ideal for family time, intimate gatherings, and dinner parties, creating a designated space for guests away from the cooking and prep area. Sized with plenty of room for a large dining table and a buffet table, dishes can be placed in the dining room itself, leading to fewer trips to and from the kitchen.

Our dining rooms have a direct path to the kitchen, so when food is ready to be moved, homeowners will have fewer steps to take to get between them. What’s more, any mess left by the hard work in the kitchen can better remain a secret, too!

The Kitchen

The kitchen is the heart of home. Our floor plans come with a variety of kitchen layouts, as well as upgrades to add more island and counterspace. Of course, the kitchen is where meals are prepared, but can be a great place for casual conversation and other memorable moments.

Plans that offer a butler’s pantry leading from the kitchen to the dining room can provide additional countertop space for staging meals, extra cabinetry, and often a wet bar or mini fridge for drinks. This extension of the kitchen ensures that the high-traffic main room doesn’t get overrun with activity.

The kitchens in many of our floor plans are open-concept, usually providing sightlines into the great room, perfect for ensuring everyone can be involved in conversation, and that kids or pets are supervised without being in the way.

The Nook

All Lombardo homes have a nook: a small space designed for a specific purpose—eating and gathering! Some plans offer the eat-in kitchen, alternating the layout and increasing the size of the nook. All of our nooks are connected to the kitchen, making it an excellent place for quick meals in the morning when the dining room is unavailable or too formal. This cozier space is perfect for keeping homeowners close to family at the start of the day.

This is also a nice place to help kids get homework or art projects done. It’s informal and inviting, offering a place to rest after hard work or baking. The nook features access to natural light and both the great room and kitchen, the most active areas. Homeowners can easily step in to show how to do a math problem without being too far from the counter or couch!

The Bedrooms

Of course, all homes have bedrooms for those living in them, and maybe extra rooms for visiting guests. When you purchase a Lombardo home, you’re getting the most out of these personal spaces depending on your needs. From the primary bedroom with ensuite, to a princess suite, or perhaps secondary bedrooms sharing a Jack & Jill bathroom, our plans offer a plethora of options to suit your family’s needs. Each one comes equipped with spacious closets as well.

The guest suite is another great option we provide in most plans, turning another living area, such as a study, into a bedroom and allowing homeowners to share living space with friends or family that is visiting. This is more than just a makeshift option; the guest suite includes its own closet and access to a main bathroom, perfect for making guests feel like they have their own space and aren’t encroaching on their hosts.
