What to Expect When You’re Expecting (to Build with Lombardo Homes!)

You’ve decided to build a new construction home – congratulations! You’re about to embark upon an exciting journey that ends with a home personalized to your tastes and lifestyle. Building a new home isn’t something you do every day, so if you’re feeling confused or overwhelmed, it’s okay! We are here to help. Here are a few tips for your first meeting with our sales team:
How is Financing Handled?
In my time as a Sales Manager, perhaps the most misunderstood concept about the building process was the financing aspect. Every builder is different! When building within our communities, we highly recommend you speak to a lender prior to your first appointment with our team. You don’t need to have all of your ducks in a row yet – just a mortgage pre-approval. Think of it as going holiday shopping without knowing the limit on your credit card; a pre-approval gives you an idea of what you can afford and helps our team make floor plan and option recommendations.
Once you’re ready to move forward, we require a small earnest money deposit to get the ball rolling. The deposit amount is determined per community and per your lender, which you can discuss with your community sales manager at your first appointment.
What Do I Need to Know About Upgrades or Floor Plans?
During your first visit, you don’t need all the answers! Take a few minutes to review the available floor plans within the community and select a few favorites from what is offered. You will not need to finalize your cosmetic options until you have a handy-dandy one-on-one appointment with a member of our design team. However, it doesn’t hurt to know whether you prefer granite over laminate, tile over hardwood, etc., for pricing purposes. Think about how you live in your home today and how that may change in the years to come, as well. We’d love to take a look at your Pinterest board and see what we can do to make it happen!
